Quick Answer

Builder's Risk insurance covers a construction project under construction — the structure itself, building materials, equipment, and temporary structures — against fire, theft, vandalism, and weather. It's a project-specific policy, not annual. Premium depends on underwriting factors is 1–4% of project value, paid up front. Most lenders and project owners require it. Call (858) 925-9555 with project address, scope, and value.

What Builder's Risk Covers

  • The building or structure being built
  • Materials and supplies on-site
  • Materials in transit to the site
  • Equipment at the site
  • Temporary structures (scaffolding, fencing)
  • Debris removal after a covered loss

Coverage applies during construction and typically ends at substantial completion or occupancy.

What It Doesn't Cover

  • Workmanship defects
  • Cosmetic damage caused by normal wear
  • Mechanical breakdown
  • Earthquake (separate endorsement)
  • Flood (separate endorsement)
  • Theft of contractor's own tools (use Inland Marine)

Who Buys It and Who Pays

Either the project owner or the general contractor buys builder's risk. On most California residential builds the GC carries it; on commercial projects the owner often carries it as part of an owner-controlled insurance program (OCIP). Always read your contract — duplicate coverage is a waste.

Cost Drivers

Premium depends on project value, location, construction type (wood frame vs concrete), build duration, and wildfire/flood zone.

Project type Premium as % of value
Residential single-family rebuild 1.0% – 2.5%
Residential ADU or new build 1.5% – 3.0%
Light commercial new build 1.0% – 2.0%
Wildfire/brush zone surcharge +25% – +100%

Term and Extensions

Most policies are written for the expected build duration (typically 6, 9, or 12 months). Extensions are possible mid-policy but underwriting may want progress photos and updated value.
